Overview

Zertidox is a Spanish SaaS that automates the paperwork most citizens dread: requesting official certificates from the Civil Registry (birth, marriage, death) and producing legal and property documents online.

The problem it solves: in Spain, almost every public-administration procedure asks for a digital certificate or a Cl@ve identity that most people don't have — plus an appointment they can't get. Zertidox removes that barrier. You fill in a plain web form, pay, and the platform files the request with the official body on your behalf and delivers the document to your inbox.

What's inside:

An automation agent that files each Civil Registry request with the Ministry of Justice and tracks it end to end, so the user never has to touch a government portal.

Property reports built from live Catastro (the national land registry) data and the official rental-index database, with the source documents embedded as annexes — not scraped from listing sites.

AI-drafted documents (rental contracts, written legal reports, compliance audits) behind an anti-hallucination gate: every statute or case-law citation is checked against a curated, verbatim-verified database, and anything outside it is rejected before the document is generated.

For businesses: a free AI-readiness diagnostic and a full EU AI Act / GDPR audit report, where every score and figure is computed in code rather than written by the model.

Stack: Next.js 15 (App Router), TypeScript, Prisma + Postgres, Stripe, Vercel, with a multi-provider LLM router.

Zertidox® is a registered EU trademark (EUIPO 019358847). Available in Spain.

FAQ

Do I need a digital certificate or Cl@ve to use Zertidox?

No — that is the whole point. Spanish e-government normally requires a digital certificate or a Cl@ve identity, which most citizens don't have. With Zertidox you fill in a plain web form and the platform files the request with the official body on your behalf.

Is Zertidox a law firm?

No. Zertidox is a software platform for document management and filing. It automates the paperwork around official documents; it is not a legal practice and does not replace professional advice.

Which documents can I get through Zertidox?

Birth, marriage and death certificates from the Spanish Civil Registry; property valuation and rental-price reports; rental and other everyday contracts; written legal reports; and, for companies, an EU AI Act / GDPR audit of how they use AI and automation.

Where does the data in the property reports come from?

From official sources only: the Catastro (Spain's national land registry) for the property's own data, and the Ministry's official rental-index database for rental prices. The source documents are embedded in the report as annexes, so every figure can be traced back.
